South Boston Is Red Hot - Here Are Our Favorite New Condo Buildings

We've detailed some of Boston's massive residential development projects in previous new construction features, like Echelon Seaport which will contain 733 residences and 125,000 square feet of retail and restaurant space, Clippership Wharf in East Boston, and of course the behemoth One Dalton, soon to be the tallest residential tower in New England.  The neighborhoods that house these projects - The Seaport, East Boston and Back Bay (and let's not forget about The South End) - are making a statement with these opulent, mixed-use buildings, underscoring the luxury and conveniences that accompany city living, and they're certainly upping the ante when it comes to luxury condos in Boston.  

Down the street in South Boston you'll find a lot of the same - air thick with the sounds of construction and a climate of growth - but what's impressive about the list of projects in this neighborhood is not the extravagance, it's the volume.  And let's be clear, by South Boston we're referring to Southie, not the South Boston Waterfront otherwise known as The Seaport, which is also seeing massive redevelopment that we outlined in this previous post.  Anyhow, the remarkable number of new construction buildings containing condos in South Boston is indicative of increasing demand for the neighborhood, especially among young professionals and families.  Buyers are attracted to real estate in South Boston because of the neighborhood's strong sense of community, relatively affordable housing (though home values are steadily increasing with demand) and a high concentration of vibrant restaurants, bars and shops.  The list of new condo buildings in South Boston is extensive, so we decided to give a snapshot of twelve of our favorite projects that are very recently completed or under construction and due to be completed within the next year or so.  Let's take a look.

Austin at 205 E Street

Located just steps from Perkins Square, Boston Harbor and convenient transit to Downtown, the residences in this building are now on sale.  Here’s what they have to offer:

  • 34 luxury condominium residences ranging from one to three bedrooms across two new three-story buildings

Expected completion is in February of 2018, but units in 14 West are currently for sale and are likely to move quickly.  Thanks to it’s style, proximity and amenities, 14 West is sure to be a coveted building that offers buyers luxury condos in South Boston.  Here’s what else the building offers:

  • 10-story building with 49 residential condominiums on the upper floors
  • Six units will be designated affordable per the Boston Planning & Development Agency’s Inclusionary Development Policy

  • Unit layouts will range from one-bedrooms to four-bedroom duplexes and will feature open concept layouts with floor-to-ceiling window and city views

  • Communal amenities will include a roof deck, 24-hour concierge service and security and a fully-equipped fitness center
  • Ground floor will include a 350-seat, 6,000 square foot restaurant connected to 6 West Broadway, a hotel that the buildings developer will build next door

39 A Street

Scheduled to open in Spring of 2018, 39 A street is located just off of West Broadway, near a number of popular restaurants and shops, and just steps to the MBTA Red Line station.  The specifics are as follows:

  • 23 South Boston condominiums, ranging from studios to three-bedrooms
  • Each residence will feature a custom-designed Italian kitchen with energy-efficient appliances, hardwood flooring, large closet spaces, “smart” home systems, in-unit washer and dryer, central air and wheelchair access.

  • Residences are priced from $550k to $1.8M and are now for sale

Broadway Place

Just steps from the Broadway rapid transit station you’ll find Broadway Place, a mixed-use building that offer South Boston real estate buyers 24 condominiums with parking and amenities.  Here’s what else the building will have:

  • 5,785 square feet of ground-floor retail space
  • One, two and three-bedroom layout options
  • Three residences will be designated affordable
  • Access to common space totaling 4,000 square feet including a common roof deck

This new mixed-use LEED silver-certifiable building has added105 modern condominiums to the South Boston Real estate mix.  These homes are now for sale, with expected completion in the first quarter of 2018.  Here are more details:

  • Residences will range from one to three-plus bedrooms, and are priced between $599,000 - $1.5 million
  • Amenities include concierge service, a gym, common spaces, private outdoor spaces and a bicycle sharing program
  • 109 garage parking spaces will be located on site, in addition to bicycle storage space
  • 3,400 square feet of retail space will be located on the ground floor

Residences at 100 A street

Just down the street from previously mentioned 39A Street, you’ll find another new construction building at 100 A street.  These South Boston condos are notable because of the size and luxury of the homes.  The building will have:

  • Nine luxurious condominiums, including 8 two-bedrooms ranging from 1,701 to 1,803 square feet and one four-bedroom, 3,585 square food residence
  • Amenities will include a communal roof deck and elevator access to all units
  • 536 square feet of ground-floor retail space
  • An enveloped parking garage with capacity for ten cars

232 Old Colony Avenue

Scheduled for completion in the Spring of 2018, 232 Old Colony Avenue will be a mixed-use building, with 24 residential condominiums over what will surely be one of South Boston’s hottest new restaurants.  The building will have

  • 2,855 square feet of ground-floor restaurant space
  • 29 garage parking spaces
  • Three condominiums will be designated affordable in compliance with the City of Boston’s Inclusionary Development Policy

45 L Street

Mixed-use buildings are popping up all over South Boston, offering neighborhood residents and buyers a fortune of new entertainment and housing options.  45 L Street is one of those buildings, and it will have:

  • 30 condominium residences including 6 one-bedrooms, 20 two-bedrooms and 4 three-bedrooms
  • Four residences designated affordable
  • Amenities include a meeting room and a fitness center
  • 1,009 square feet of ground-floor commercial space
  • At grade parking garage will contain 32 parking spaces

57 L Street

Just down the street from 45 L street you’ll find 57 L street, an upcoming residential building in the heart of South Boston just steps from East Broadway. The specifics include:

  • 13 condominium residences 
  • One studio, 10 2-bedrooms and two 3-bedrooms
  • Two residences will be designated affordable
  • A ground-level garage containing 21 off-street parking spaces

728 East Broadway

Rounding out the list is 728 East Broadway, nestled among an array of popular South Boston restaurants and shops.  This mixed-use building will have:

  • 18 condominium residences
  • 6,400 square feet of ground-floor retail space
  • An underground garage containing 34 parking spaces

Boston real estate is rich with diversity, so it makes sense that the neighborhoods around the city are seeing developmental components unique to their personalities.  New condos in the Seaport District have a very cosmopolitan feel, with an abundance of commercial development intended for trendy shops, restaurants and entertainment venues.  Many new condos in East Boston taut waterfront living and urban conveniences new to the area, but also seem to have been built with an emphasis on the preservation of a smaller community.  The changes in South Boston real estate are remarkable as well, though not for the scale of any one project (not including the recently announced redevelopment of the former Boston Edison power plant).  The new construction buildings we listed fit in nicely with the existing character of South Boston - small to medium sized mixed-use buildings that accommodate steady growth in a Boston neighborhood with a personality distinctly different from Downtown Boston.  The number and style of South Boston’s development projects are sure to have an impact on demand and real estate in South Boston (and there are many more to come), but they certainly won’t jeopardize the neighborhoods infamous and celebrated charm.
